The rule is simple: how a home is presented shouldn’t depend on its price. Someone touring a first townhome is weighing one of the biggest decisions they’ll make, just as they would at an estate, and the listing should respect that.
So nothing on this list is an upgrade. It’s what you get when you list with me, whether the home is a condo in Delray Beach or a farm in Wellington.
It’s also why every listing starts with a consultation at the house. The plan for your home comes from walking through it with you, and from what is actually selling nearby, never from a template.

The timeline
Five steps, start to close.
The same path for every listing, so you always know which step we’re on and what comes next. Florida’s seller disclosures, from flood history to association documents, are ready at launch rather than chased later; my selling page explains each one.
Step 1: Consultation
We walk through your home together and talk about timing, your next move and what you need the sale to do. Then I prepare a personal pricing analysis from what is actually selling around you.
Step 2: Preparation
I’ll walk the house with you and tell you plainly what’s worth doing before we list, so it’s ready before anyone sees it.
Step 3: Launch
Your home goes to market with editorial-quality presentation, the same standard for a townhome as for an estate, with Florida’s seller disclosures ready from day one.
Step 4: Showings & offers
I coordinate showings, keep you posted, and negotiate every offer with you, including the terms that matter as much as the price.
Step 5: Closing
Inspections, appraisal, the association estoppel, title: I keep every contract deadline in view and stay with you to the closing table.
