Estates
A plan built around the house.
A distinguished home rarely fits a template. I start with the property itself: its setting, its architecture, and the way it lives from morning to evening. The presentation, the pricing strategy and the showing plan are built around that, not the other way round.
For buyers, the same care runs in reverse. I arrange private appointments, read the association and property documents with you, and negotiate every term with the same attention as the price.
For sellers, showings happen by appointment and on request, with as much privacy as you want. We agree on how the home is shown before it goes live, and I hold to that plan.

Equestrian properties

The Village of Wellington describes its equestrian community as about 9,000 acres across the western and southern parts of Wellington, with polo, dressage and hunter/jumper venues alongside private farms. The Village has also established and maintained more than 100 miles of public and private bridle trails since 1999.
Inside the Equestrian Preserve Area, development follows the Equestrian Overlay Zoning District, adopted in 2003. Those rules are under revision, so for any farm or estate we confirm the current regulations with the Village before you commit.
The Village also publishes hurricane guidance for horse owners, from storing 12 to 20 gallons of water per horse per day to evacuating 48 hours before hurricane-force winds. It’s worth reading before you buy a barn.

What is Wellington’s Equestrian Preserve Area?
It is the part of Wellington set aside for equestrian use on the Village’s Future Land Use Map. Development inside it is governed by the Equestrian Overlay Zoning District, adopted in 2003, which has six sub-areas: Palm Beach Little Ranches, Paddock Park / Saddle Trail, Palm Beach Point / Orange Point, Wellington Country Place / The Equestrian Club, Rustic Ranches and Winding Trails. The Village describes its equestrian community as about 9,000 acres across western and southern Wellington. The overlay rules are under active revision, so we confirm the current regulations for any specific property.
When is Wellington’s show season?
Roughly January into spring. The Winter Equestrian Festival at Wellington International opens its 2027 season with Premiere Week, January 6 to 10, and runs into late March, with daytime general admission free Wednesday through Sunday. The Global Dressage Festival runs January 13 to March 7, 2027. Polo at the National Polo Center has run from late December into early May. If you are planning a purchase, a sale or a seasonal stay, build these dates into your timeline.
Can showings of my home be private?
Yes. Private, discreet showings on request are part of how I represent luxury homes. We agree together on who sees the home, when, and how it is presented publicly, and I hold to that plan. For buyers, I arrange private appointments too, so you can take your time with a property without an audience. Discretion carries through the whole sale: what we share, with whom and when is always your decision, made with my advice.
