The county seat: a walkable waterfront downtown, historic 1920s neighborhoods, and suburban communities that stretch west toward the Turnpike.

West Palm Beach, as I see it

West Palm Beach is the city everyone in the county passes through, and it rewards people who slow down. Downtown runs along Flagler Drive and the Intracoastal, with Clematis Street and Rosemary Square a few blocks inland, the Norton Museum of Art and the Kravis Center on the south and west edges, and the Brightline station in the middle of it all. On Saturday mornings in season, the waterfront GreenMarket is where I run into half the people I know.

The neighborhoods south of downtown are where the city's history shows. El Cid, Flamingo Park, Grandview Heights, and the streets south of Southern Boulevard are full of 1920s Mediterranean Revival houses and wood-frame bungalows on tree-lined blocks, many of them in local historic districts, which affects what you can change on the outside. North of downtown, Old Northwood and Northwood Shores have the same era of homes at a different price point, and the Northwood Village stretch has become a small district of its own.

Cross I-95 and the city changes character. Along Okeechobee Boulevard and out toward the Turnpike are the planned communities of the 1980s through today, with gates, lakes, and golf: Ibis, Bear Lakes, Andros Isle, Baywinds, and the newer construction near the Palm Beach Outlets. Same city, completely different daily rhythm.

What daily life in West Palm Beach looks like

Lifestyle
Waterfront parks along Flagler Drive, the Meyer Amphitheatre and the Saturday GreenMarket (October through April), the Norton Museum, the Kravis Center, Clematis by Night on Thursdays, and the town of Palm Beach's beaches a bridge away. West of the interstate, life centers on the community itself: the clubhouse, the pool, the path around the lake.
Housing types
Historic single-family homes and bungalows (many in local historic districts), high-rise and mid-rise condos downtown and along the Intracoastal and Okeechobee Boulevard, townhomes near Rosemary Square, and single-family homes in gated golf and lake communities west of I-95. Rentals range from downtown apartments to houses in the western subdivisions.
HOA landscape
The historic neighborhoods east of I-95 mostly have no HOA, but historic-district design review applies to exterior changes. Downtown condos carry association fees that cover the building; the western gated communities have HOAs, and several golf communities require or offer club membership. I'll tell you which applies before we tour.
Getting around
I-95 runs through the city, and President Donald J. Trump International Airport (formerly Palm Beach International) has a West Palm Beach address. Brightline serves Fort Lauderdale, Miami, and Orlando from the downtown station; Tri-Rail stops a few blocks west. Southern Boulevard and Okeechobee Boulevard carry traffic west to Wellington and the Turnpike.
