A gated community that operates as 55-and-over housing under its association’s designation, with a clubhouse that includes a ballroom and activity rooms.

Buena Vida is a 55-and-over community under its association’s designation. Its homeowners’ association describes it as a 55+ active adult community with a gated entrance and a clubhouse that includes a grand ballroom and activity rooms.

Age-restricted communities have occupancy rules that are set and administered by the association, so I get the current rules in writing from the association before an offer goes in. That protects everyone in the transaction.

Where it sits

The Village’s street data places Buena Vida along Forest Hill Boulevard, Lyons Road and Olympia Boulevard. Its streets carry the 33411 ZIP code, and the community is inside the Village. It sits outside the Equestrian Preserve Area.

The homes

I haven’t found an official source for the number of homes or who built them, so I’m leaving that off. The association’s own description focuses on the entrance and the clubhouse, and that’s what I can stand behind.

Gates and associations

The Village’s association records list Buena Vida Master as gated, and the official zoning map shows the Buena Vida PUD. The association’s site also describes a gated entrance.

  1. A 55+ designation

    The community states its 55+ designation on its association’s site. That designation, and how it’s applied, belongs to the association.

  2. The clubhouse

    The association describes a clubhouse with a grand ballroom and activity rooms.

  3. County water, not Village water

    The Village’s utilities FAQ lists Buena Vida, with Olympia and VillageWalk, as served by Palm Beach County Utilities rather than Wellington Utilities.

What I check in Buena Vida

  • Water and sewer

    Palm Beach County Utilities provides water and sewer in Buena Vida, not Wellington Utilities, according to the Village’s utilities FAQ. Service is set up with the county.

  • Flood zone

    FEMA’s Flood Map Service Center searches by address, and the Village issues a free Flood Zone Determination letter for any property inside Village limits. I pull both.

  • Association documents

    Florida law requires the HOA disclosure summary before the contract is signed (s. 720.401). If it isn’t provided, the buyer may void the contract within 3 days of receiving it or before closing, whichever comes first. Where there are two association levels, I read both sets of documents.

  • Equestrian zoning

    Buena Vida is outside the Equestrian Preserve Area, so the equestrian overlay’s rules don’t govern homes here. If horses are part of your plan, my equestrian guide covers the neighborhoods inside it.

  • ZIP 33411

    The mailing ZIP belongs to a neighboring town, but the Village’s street data places Buena Vida inside Wellington, so Village services and rules apply.

  • Schools

    School assignment goes by address. Use the district’s Find My School lookup for any home; I don’t publish school ratings.
