VillageWalk of Wellington is the neighborhood I’d point to if you want to see how much open land a planned community can hold. Its homeowners’ association describes 954 residences on 478 acres, and a large share of that ground isn’t houses at all.
By the association’s count, about 93 acres are park and common land and 112 acres are lakes and waterways, with nearly six miles of jogging and bicycle trails and a wildlife preserve. If you like to walk out your front door and keep walking, those numbers matter more than any single floor plan.
Where it sits
The Village’s street data places VillageWalk along Forest Hill Boulevard and Lyons Road. Its streets carry the 33414 ZIP code, and it sits outside the Equestrian Preserve Area.
The homes
The association describes the homes as ranging from villas to single-family homes, 954 residences in all. That range is useful: it means VillageWalk isn’t one price point or one kind of house, and I’ll help you compare the villa and single-family sides on their own terms.
Gates and associations
The Village’s map data lists VillageWalk as gated with a homeowners’ association, and the association’s own site refers to gate access and a guest-pass system. Expect to use that system when friends visit or a contractor needs to get in.

What I check in VillageWalk
Water and sewer
Palm Beach County Utilities provides water and sewer in VillageWalk, not Wellington Utilities, according to the Village’s utilities FAQ. Service is set up with the county.
Flood zone
FEMA’s Flood Map Service Center searches by address, and the Village issues a free Flood Zone Determination letter for any property inside Village limits. I pull both.
Association documents
Florida law requires the HOA disclosure summary before the contract is signed (s. 720.401). If it isn’t provided, the buyer may void the contract within 3 days of receiving it or before closing, whichever comes first. Where there are two association levels, I read both sets of documents.
Equestrian zoning
VillageWalk of Wellington is outside the Equestrian Preserve Area, so the equestrian overlay’s rules don’t govern homes here. If horses are part of your plan, my equestrian guide covers the neighborhoods inside it.

School assignment goes by address. Use the district’s Find My School lookup for any home; I don’t publish school ratings.
