The Isles at Wellington

A gated community inside the Village with a Lake Worth mailing address, organized into named neighborhood associations under a community association.

The Isles at Wellington is a good example of something that confuses a lot of buyers. Its streets carry the 33449 ZIP code, which is a Lake Worth mailing address, but the Village’s street data places the community inside the Village of Wellington. Your mail says one thing; your municipality says another.

That distinction matters for who provides your services, which rules apply, and how a home shows up in a search. It’s the first thing I clear up when someone asks me about the Isles.

Where it sits

The Village’s street data places the Isles along Lake Worth Road, 120th Avenue South and 50th Street South. It sits outside the Equestrian Preserve Area.

One naming detail: the Village lists Grand Isles as a separate neighborhood. It isn’t part of the Isles at Wellington, even though the names are close.

The homes

I haven’t found an official website for the community, and the home counts you may see elsewhere come from brokerage sites rather than the association or the Village. I’d rather look at specific homes with you than repeat numbers I can’t confirm.

Gates and associations

The Village’s map data lists the Isles as gated with a homeowners’ association. Its association records show the Isles at Wellington Community Association and the Estates at the Isles at Wellington HOA, plus neighborhood associations named Bahia Bay, Bluff Harbor, Manderly Bay, Marina Bay, Mariner’s Cove, Windsor Bay and Windward Cove.

Those neighborhood names are how you’ll usually see homes described, and each can carry its own rules on top of the community association’s.

What’s distinctive

What sets the Isles apart

  1. Inside Wellington, Lake Worth mail

    The Village’s street data codes these streets as municipality Wellington with the 33449 ZIP. A non-Wellington mailing address doesn’t mean a home is outside the Village.

  2. Named neighborhoods

    Seven named neighborhood associations plus an Estates HOA sit under the community association, according to the Village’s records.

  3. Not Grand Isles

    Grand Isles is a separate neighborhood in the Village’s data. I check which one a listing means.

Before you buy

What I check in the Isles

  • Water and sewer

    Wellington Utilities serves most of the Village, but the Village lists some communities on Palm Beach County Utilities instead. I confirm the provider for the specific address before closing.

  • Flood zone

    FEMA’s Flood Map Service Center searches by address, and the Village issues a free Flood Zone Determination letter for any property inside Village limits. I pull both.

  • Association documents

    Florida law requires the HOA disclosure summary before the contract is signed (s. 720.401). If it isn’t provided, the buyer may void the contract within 3 days of receiving it or before closing, whichever comes first. Where there are two association levels, I read both sets of documents.

  • Equestrian zoning

    The Isles at Wellington is outside the Equestrian Preserve Area, so the equestrian overlay’s rules don’t govern homes here. If horses are part of your plan, my equestrian guide covers the neighborhoods inside it.

  • ZIP 33449

    The mailing ZIP belongs to a neighboring town, but the Village’s street data places the Isles inside Wellington, so Village services and rules apply.

  • Schools

    School assignment goes by address. Use the district’s Find My School lookup for any home; I don’t publish school ratings.

Gated status comes from the Village of Wellington’s map data, which doesn’t publish an edit date, so I confirm it in person. Road lists describe where a neighborhood sits (major roads near the Village’s boundary for it), not where its entrances are. Association details are the associations’ own descriptions.
