Palm Beach Polo & Country Club
A gated club community whose association groups its homes into estates, patio homes, townhomes and condominiums, with a privately owned golf course of the same name.
Palm Beach Polo & Country Club is a name people often know before they know anything else about Wellington. The Village’s own history credits the chairman of Gould, an avid polo player, with the contribution that produced the club, and the name has stayed with the community ever since.
What I most want people to understand is that Palm Beach Polo isn’t one kind of home. It’s a collection of smaller communities behind its gates, with a master association and sub-associations layered on top of each other. Two addresses a few streets apart can be completely different purchases, and part of my job is helping you figure out which corner of it fits the way you want to live.
Where it sits
According to the Village’s street data, the community’s boundary runs close to Forest Hill Boulevard, South Shore Boulevard, Pierson Road, Big Blue Trace, Stribling Way and 120th Avenue South, with Polo Club Road, Birkdale Drive and Fairlane Farms Road also near its edges. Those roads tell you where it sits, not where the gates are; I’ll show you the entrances on a first visit.
Its streets carry the 33414 ZIP code. A small part of the community, about 2 percent of the Village’s boundary for it, falls inside the Equestrian Preserve Area: the Mallet Hill and Southfields sections, which the Village maps fully inside Sub-area D of the equestrian overlay.
The homes
The property owners’ association organizes the community into four groups: estates across 16 private communities, patio homes in 7 neighborhoods, townhomes in 8 collections, and 12 condominium offerings. It means the same community name can describe a condominium or an estate, and I’ll help you compare them on their own terms.
Gates and associations
The Village’s map data lists Palm Beach Polo & Country Club as gated with a homeowners’ association. The Village’s association records show the Palm Beach Polo & Country Club POA plus sub-associations, among them Kensington, Mizner Estates, Shady Oaks and Southfields of Palm Beach Polo.
In practice that can mean two sets of rules and two sets of dues for one home. I pull the documents for both levels before you write an offer, not after.

A private golf course
The Village’s golf-course map includes a privately owned course named Palm Beach Polo Country Club. Membership is set by the club, so I confirm current terms directly for any home you’re considering.
Tennis and pickleball
The property owners’ association lists tennis courts and dedicated pickleball courts among the community’s amenities.
A foot in the preserve
Mallet Hill and Southfields sit inside Sub-area D of the Equestrian Overlay Zoning District, so homes there follow equestrian zoning that the rest of the community doesn’t. Those rules are being revised; see my equestrian guide for what that means.
Before you buy
What I check in Palm Beach Polo
Water and sewer
Wellington Utilities serves most of the Village, but the Village lists some communities on Palm Beach County Utilities instead. I confirm the provider for the specific address before closing.
Flood zone
FEMA’s Flood Map Service Center searches by address, and the Village issues a free Flood Zone Determination letter for any property inside Village limits. I pull both.
Association documents
Florida law requires the HOA disclosure summary before the contract is signed (s. 720.401). If it isn’t provided, the buyer may void the contract within 3 days of receiving it or before closing, whichever comes first. Where there are two association levels, I read both sets of documents.
Equestrian zoning
Part of the community is inside the Equestrian Preserve Area, where the Equestrian Overlay Zoning District applies, and those rules are under revision. I confirm current requirements with the Village for the specific property. More in my equestrian guide.
Schools
School assignment goes by address. Use the district’s Find My School lookup for any home; I don’t publish school ratings.
