Binks Forest

A Wellington subdivision with a privately owned golf course inside it, an HOA, no gate overall, and several separately gated pods.

Binks Forest is a good lesson in why I read the Village’s records before I describe a neighborhood. On the map it’s one community, and the Village lists it as having a homeowners’ association but no gate overall.

Inside it, though, several pods are gated on their own: Bink’s Estates, Binks Pointe, Hidden Creek and Cypress Forest all show up as gated in the Village’s association records. So “Binks Forest” on a listing can mean an open street or a gated enclave, and the rules and dues follow the pod as much as the community. I’ll always tell you which one you’re looking at.

Where it sits

The Village’s street data places Binks Forest along Binks Forest Drive, Aero Club Drive, Greenview Shores Boulevard and Flying Cow Ranch Road, with Southern Boulevard (State Road 80) near its edge. Its streets carry the 33414 ZIP code, and it sits outside the Equestrian Preserve Area.

The homes

I haven’t found an official source that describes the home styles here, so I’ll leave that to what we see together. What I can tell you from the Village’s records is how the community is organized, and that’s often the more useful thing to know first.

Gates and associations

Binks Forest overall: homeowners’ association, not gated, per the Village’s map data. Bink’s Estates, Binks Pointe, Hidden Creek and Cypress Forest: gated, per the Village’s association records.

A home in one of those pods can carry both the community association and a pod association. I check for both.

What’s distinctive

What sets Binks Forest apart

  1. A golf course inside

    The Village’s golf-course map shows a privately owned course, listed as Binks Forest Golf Course, inside the community. Who runs it today and what membership involves are things I confirm directly for any home near it.

  2. Gated pods within an open community

    Four separately gated pods sit inside a community that isn’t gated as a whole, according to the Village’s association records.

  3. Close to Southern Boulevard

    Southern Boulevard (State Road 80) runs near its edge in the Village’s street data, which matters if you’ll be heading east often.

Before you buy

What I check in Binks Forest

  • Water and sewer

    Wellington Utilities serves most of the Village, but the Village lists some communities on Palm Beach County Utilities instead. I confirm the provider for the specific address before closing.

  • Flood zone

    FEMA’s Flood Map Service Center searches by address, and the Village issues a free Flood Zone Determination letter for any property inside Village limits. I pull both.

  • Association documents

    Florida law requires the HOA disclosure summary before the contract is signed (s. 720.401). If it isn’t provided, the buyer may void the contract within 3 days of receiving it or before closing, whichever comes first. Where there are two association levels, I read both sets of documents.

  • Equestrian zoning

    Binks Forest is outside the Equestrian Preserve Area, so the equestrian overlay’s rules don’t govern homes here. If horses are part of your plan, my equestrian guide covers the neighborhoods inside it.

  • Schools

    School assignment goes by address. Use the district’s Find My School lookup for any home; I don’t publish school ratings.

Road lists describe where a neighborhood sits (major roads near the Village’s boundary for it), not where its entrances are. Association details are the associations’ own descriptions.
