Grand Prix Village
A compact, gated equestrian enclave fully inside Sub-area D of Wellington’s Equestrian Preserve, with two associations of its own.
Grand Prix Village is compact: the Village’s boundary for it covers roughly 80 acres, and all of it sits inside Sub-area D of the Equestrian Overlay Zoning District. The Village defines Sub-area D as including the Wellington Country Place and Equestrian Club PUDs, and Grand Prix Village shares it with neighborhoods like Mallet Hill, Southfields and the Equestrian Club.
For a small place, it has a fair amount of paperwork. The Village’s records list two associations and two PUDs, and “Grand Prix” shows up in more than one neighborhood name, so precision matters here more than almost anywhere.
Where it sits
The Village’s street data places Grand Prix Village along South Road, with Palm Beach Point Boulevard within about 2,000 feet. Its streets carry the 33414 ZIP code, and the whole neighborhood is inside the Equestrian Preserve Area.
The homes
I’m not publishing lot sizes, stall counts or barn details for Grand Prix Village. There’s no official source for them that I can cite, and the equestrian zoning that governs them is being revised. For a specific property, I check the Village’s current rules and the property’s own records.
Gates and associations
The Village’s association records list Grand Prix Farms (a Village POA) and Grand Prix Village South HOA, both gated. The official zoning map shows a Grand Prix PUD and a Grand Prix South PUD.
Grand Prix Farms is also a separate neighborhood in the Village’s data, so I confirm which one a listing means before anything else.

What I check in Grand Prix Village
Water and sewer
Wellington Utilities serves most of the Village, but the Village lists some communities on Palm Beach County Utilities instead. I confirm the provider for the specific address before closing.
Flood zone
FEMA’s Flood Map Service Center searches by address, and the Village issues a free Flood Zone Determination letter for any property inside Village limits. I pull both.
Association documents
Florida law requires the HOA disclosure summary before the contract is signed (s. 720.401). If it isn’t provided, the buyer may void the contract within 3 days of receiving it or before closing, whichever comes first. Where there are two association levels, I read both sets of documents.
Equestrian zoning
The whole neighborhood is inside the Equestrian Preserve Area, where the Equestrian Overlay Zoning District applies, and those rules are under revision. I confirm current requirements with the Village for the specific property. More in my equestrian guide.
Schools
School assignment goes by address. Use the district’s Find My School lookup for any home; I don’t publish school ratings.
