Saddle Trail Park
An equestrian neighborhood with no HOA and no gate, named in the Village’s own definition of Sub-area B of the Equestrian Preserve.
Saddle Trail Park is the other side of Wellington’s horse country: no gate and, according to the Village’s map data, no homeowners’ association. The Village names it in the definition of Sub-area B of its Equestrian Overlay Zoning District, alongside Paddock Park No. 2, and places the whole neighborhood inside the Equestrian Preserve Area.
No HOA doesn’t mean no rules. Here the rules come from the Village: its equestrian zoning, which is being revised, and its codes, like the manure-storage requirements in Sec. 9-41. I’d rather you hear that from me at the start than discover it at permit time.
Where it sits
The Village’s street data places Saddle Trail Park along Pierson Road, Greenbriar Boulevard, Wellington Trace and Ousley Farms Road. Its streets carry the 33414 ZIP code.
The homes
I’m not publishing lot sizes, barn details or stall counts for Saddle Trail. I don’t have an official source for them, and the zoning that governs them is under revision. What I do for a specific property is check the Village’s current rules and the property’s own records.
Gates and associations
No homeowners’ association and no gate, per the Village’s map data. Village codes and the equestrian overlay are the rulebook here.

What sets Saddle Trail apart
Named in the zoning
The Village defines Sub-area B as including the developments known as Saddle Trail Park and Paddock Park No. 2. The whole neighborhood sits inside the Equestrian Preserve Area.
An improvement assessment
Part of the neighborhood pays a Village non-ad valorem assessment through the Saddle Trail Park South Neighborhood Improvement District, which repays a Series 2016 improvement bond. The preliminary rate for FY2026-27 is $1,720.54 per acre or unit on 164.29 acres, according to the Acme Improvement District’s notice. It’s set each year, so I check the current figure for any property.
Manure storage rules
Village Code Sec. 9-41 requires manure bins to be containerized, covered and built to prevent stormwater discharge, sized by the number of horses.

What I check in Saddle Trail
Water and sewer
Wellington Utilities serves most of the Village, but the Village lists some communities on Palm Beach County Utilities instead. I confirm the provider for the specific address before closing.
Flood zone
FEMA’s Flood Map Service Center searches by address, and the Village issues a free Flood Zone Determination letter for any property inside Village limits. I pull both.
No HOA
Without an HOA, the Village’s codes are the rulebook. I check permits on the property and any non-ad valorem assessments on the Palm Beach County tax bill.
Equestrian zoning
The whole neighborhood is inside the Equestrian Preserve Area, where the Equestrian Overlay Zoning District applies, and those rules are under revision. I confirm current requirements with the Village for the specific property. More in my equestrian guide.
Schools
School assignment goes by address. Use the district’s Find My School lookup for any home; I don’t publish school ratings.
