Palm Beach Point

A gated equestrian community of more than 800 acres inside Wellington’s Equestrian Preserve, where the association sets a 5-acre minimum lot size.

If you picture Wellington horse country behind a gate, Palm Beach Point is a good place to start. Its property owners’ association describes a gated equestrian residential community on more than 800 acres, with a minimum lot size of five acres, connected to Wellington’s bridle trail system and to the Wellington Environmental Preserve.

It’s also one of the neighborhoods the Village names outright in its equestrian zoning. The definition of Sub-area C of the Equestrian Overlay Zoning District includes “all of Palm Beach Point,” and the Village’s map places the whole community inside the Equestrian Preserve Area.

Where it sits

The Village’s street data places Palm Beach Point along Pierson Road, Palm Beach Point Boulevard, Flying Cow Ranch Road, Greenbriar Boulevard, Ousley Farms Road and 50th Street South. Its streets carry the 33414 ZIP code.

One naming detail: the Village also lists a separate neighborhood called Palm Beach Point East, with no HOA and no gate. It isn’t the same community, and I make sure a listing means the one you think it does.

The homes

The association describes equestrian estates with a 5-acre minimum lot size. It’s the only lot-size figure I publish for Wellington’s equestrian neighborhoods, because it comes from the community’s own association.

Barn, stall and paddock rules come from the Village’s equestrian zoning, which is being revised, so I don’t quote them here. I confirm the current rules with the Village for the specific property.

What’s distinctive

What sets Palm Beach Point apart

  1. Named in the zoning

    The Village defines Sub-area C of the equestrian overlay as including all of Palm Beach Point. That’s as direct a statement as Wellington’s zoning makes about any neighborhood.

  2. Trails

    The association describes the community as part of Wellington’s bridle trail system. Village-wide, the Village says it has established and maintained more than 100 miles of public and private bridle trails since 1999.

  3. Environmental Preserve access

    The association also describes access to the Wellington Environmental Preserve.

Before you buy

What I check in Palm Beach Point

  • Water and sewer

    Wellington Utilities serves most of the Village, but the Village lists some communities on Palm Beach County Utilities instead. I confirm the provider for the specific address before closing.

  • Flood zone

    FEMA’s Flood Map Service Center searches by address, and the Village issues a free Flood Zone Determination letter for any property inside Village limits. I pull both.

  • Association documents

    Florida law requires the HOA disclosure summary before the contract is signed (s. 720.401). If it isn’t provided, the buyer may void the contract within 3 days of receiving it or before closing, whichever comes first. Where there are two association levels, I read both sets of documents.

  • Equestrian zoning

    The whole neighborhood is inside the Equestrian Preserve Area, where the Equestrian Overlay Zoning District applies, and those rules are under revision. I confirm current requirements with the Village for the specific property. More in my equestrian guide.

  • Schools

    School assignment goes by address. Use the district’s Find My School lookup for any home; I don’t publish school ratings.
