Olympia
A gated community of 17 named villages on 832 acres of lakes and wetland preserves, with a private clubhouse and a 10-acre lakefront recreation area.
Olympia is one of the clearest examples of how Wellington likes to build a neighborhood around water. Its master association describes 832 acres surrounded by lakes and wetland preserves, and the Village’s association records show the community organized as one master association with 17 villages beneath it.
Those villages each have a name, and it’s worth learning them: Bryden, Cooper, Danforth, Easton, Hamblin, Merriweather, Payson, Phipps, Postley, Scribner, Shaughnessy, Stotesbury, Thompson, Treanor, Waburton, Widener and Woodworth. When a home is listed in Olympia, the village it sits in tells you which sub-association’s rules and budget apply alongside the master association’s.
Where it sits
The Village’s street data places Olympia along Forest Hill Boulevard, Lyons Road, Stribling Way and Olympia Boulevard. Its streets carry the 33414 ZIP code, and the whole community sits outside the Equestrian Preserve Area.
The homes
Olympia’s master association describes the setting and the amenities rather than the homes themselves, and I haven’t found an official source for the mix of home styles. Rather than repeat what other websites say, I’ll walk the villages with you and talk about the specific homes that interest you.
Gates and associations
The Village’s map data lists Olympia as gated with a homeowners’ association. The master association’s own site doesn’t describe the gate, so that detail comes from the Village alone.
With a master association and 17 village sub-associations, most purchases here involve two layers of documents. I read both before we go any further.

What sets Olympia apart
A private clubhouse
The master association describes a private Mediterranean-style clubhouse with an indoor court used for basketball, pickleball and volleyball.
A lakefront recreation area
There’s also a 10-acre lakefront recreation area with 3 tennis courts and 2 pickleball courts, according to the master association.
County water, not Village water
The Village’s utilities FAQ lists Olympia among the communities served by Palm Beach County Utilities rather than Wellington Utilities. The same FAQ lists VillageWalk and Buena Vida.
Before you buy
What I check in Olympia
Water and sewer
Palm Beach County Utilities provides water and sewer in Olympia, not Wellington Utilities, according to the Village’s utilities FAQ. Service is set up with the county.
Flood zone
FEMA’s Flood Map Service Center searches by address, and the Village issues a free Flood Zone Determination letter for any property inside Village limits. I pull both.
Association documents
Florida law requires the HOA disclosure summary before the contract is signed (s. 720.401). If it isn’t provided, the buyer may void the contract within 3 days of receiving it or before closing, whichever comes first. Where there are two association levels, I read both sets of documents.
Equestrian zoning
Olympia is outside the Equestrian Preserve Area, so the equestrian overlay’s rules don’t govern homes here. If horses are part of your plan, my equestrian guide covers the neighborhoods inside it.

School assignment goes by address. Use the district’s Find My School lookup for any home; I don’t publish school ratings.
